500 Apartments Planned Near Miami-Dade Park

An apartment complex with buildings of six and eight stories could rise just south of Greynolds Park in North Miami Beach. The city's Planning and Zoning Board will consider the site plan for the 4.14-acre site at 17400 West Dixie Highway on April 21. Dixie Investments and Realty LLC, managed by A vi Dishi of Elysee Investments, along with Roe Dixie, managed by Scott Solomon, filed the application.
The companies jointly purchased the vacant property for $11.38 million in 2018. The project would feature 500 apartments, 19,022 square feet of commercial space, and a 618-space parking garage. There would be about 8,400 square feet of indoor amenities, three internal courtyards, including one with a pool, plus a dog park.
The developers are seeking eight variances for the site plan, including setbacks, building length, the number of loading spaces, the width of its urban greenway feature, and allowing the development of two secondary streets to serve the project.
Miami-based attorney Matthew Amster, who represents the developer in the application, couldn't be reached for comment. Miami-based MSA Architects designed the project.
"The applicant is confident that the proposed development will result in a highquality finished product, which will add value to the city," the developer stated in the application. "Positioned within a mixed-use district near a major transportation corridor, and activated with approximately 19,000 square feet of commercial space, the future uses of the property will be consistent with the existing uses in the neighborhood, as well as serve to revitalize the area and encourage more mixed-use developments that will work in concert and become a cohesive and beneficial urban area."
The apartments would range from 550 to 1,217 square feet. There would be 46 studio apartments, 205 one-bedroom units, 73 one-bedroom units with dens, 138 two-bedroom units, and 38 three-bedroom units.
There's been more multifamily development in North Miami Beach in recent years after much of the property along Dixie Highway and other major thoroughfares was rezoned to permit more density.
